How can real estate investing be passive? What is a syndication?
A real estate syndication is simply a pooling of resources: money, time, expertise, etc.
Think of a Flow State syndication as a whitewater rafting trip. The deal sponsors are the trip leader and the guides. They’re the ones with expertise in running the show and dealing with the day-to-day operations of the property.
Flow State is the travel agent, helping people find the right level of whitewater to meet their goals and determine their destinations. This travel agent also joins you as a raft passenger.
You are the passenger. You choose a river trip, buy the ticket, and enjoy the ride.
As a passive investor, you just invest your money, then sit back and start receiving returns. No need to worry about managing the property (i.e. tenants, termites, or toilets). We take care of all that with the deal sponsors and provide you regular updates.
Who Can Invest?
Flow State Investing real estate investments are appropriate for sophisticated and accredited investors. Not sure which category you fall into? No problem.
A sophisticated investor is an individual with a deeper knowledge of real estate investing and has a substantial net-worth to invest. We are here to help you gain knowledge so that you can confidently evaluate investment opportunities and consider yourself sophisticated.
In order for an individual to qualify as an accredited investor, he or she must accomplish at least one of the following:
1) Earn an individual income of more than $200,000 per year, or a joint income of $300,000, in each of the last two years and expect to reasonably maintain the same level of income.
2) Have a net worth exceeding $1 million, either individually or jointly with his or her spouse.
These investors are considered to be fully functional without all the restrictions of the Securities and Exchange Commision (SEC).
How much do I need to invest?
We try to provide access to real estate investments with as little as $25,000. Most opportunities have a $50,000 minimum investment.
How do I get paid?
You will receive distributions on a monthly or quarterly basis (depending on the business plan) from the property management company via checks or ACH payments directly to your bank account.
What type of returns can I expect to receive?
The exact return percentages will vary from one investment to the next. However, you will receive the same TYPES of returns across the board. Cash-on-cash returns are paid out throughout the lifecycle of each investment. You will also receive a portion of the profits from the sale of the asset at the end of the project, which is also calculated as a part of the total return.
Can I use leverage with my real estate investment?
YES! One of the many benefits of investing in passive real estate syndications is that it allows you to utilize leverage without taking debt personally. Most syndications leverage commercial debt, as well as economies of scale to keep your returns high without requiring you to manage any tenants.
What are the risks?
Commercial real estate assets like multifamily apartment buildings and self-storage operate independently of the stock market. In a recession, they actually tend to fare better, because more people opt to downsize or rent instead of buy. They also tend to be safer investments than owning your own single-family home because if one tenant moves out, you still have many others to pay down the mortgage.
Of course, no investment is without risk. You should always consult your accountant and attorney prior to making an investment decision, as well as read any paperwork associated with the deal (like the Operating Agreement and associated risk disclosures).
How long should I plan to have my money invested in a syndication?
Most real estate syndications plan for a 5-year hold period for your capital. You should plan to have your money in the investment and thus inaccessible for at least that amount of time. You’ll see regular cash flow throughout those 5 years as a return, but your initial capital can not be withdrawn.
That being said, we know that 5 years can be a long time, and life happens. If a major life event happens and you need out, we will do everything in our power to help you get out of the investment, including buying out your shares ourselves if need be.
